Recently NB Contracts Ltd carried out a exciting project in Little Yeldhan. The process started with the driveway, clearing and prepping the service using our NB Contracts grab lorry. The new driveway was to have a crushed concrete sub base throughout its entirety, complete with highway kerbs and key kerbs for all flower beds which was something we discussed during the initial site visit. The team also contracted triple key kerb steps to replace the existing ones, whilst supplying and fitting Alfa charcoal blocks to create the block pave driveway. Side paths were fully based out and finished again with Alfa blocks in the matching charcoal. All blocks were laid on a sharp sand and compacted to a flat level finish.
Moving on to the back garden were the team excavate footings for dwarf walls, then poured concrete in preparation for the new brickwork. This new brickwork was also matched with the existing chimney bricks agreed with the customer. The team then began to construct new dwarf walls to customers dimensions and specification. Of which the brick work was 9 inches with brick added on the edge to finish. Dwarf walls were then put in place to mirror the pencil drawing previously agreed on. The area inside of Dwarf walls was paved with Alpha blocks. The existing lawn was removed with turf cutter and the soil was excavated and distributed evenly for a flat and even finish. We then carried out the supply and fit for the new turf to newly levelled soil. Using our preferred turf suppliers are Tolleshunt Turf Farm, who are a local family run business with a very good reputation for quality. All waste materials were removed from site by NB Contracts. We then constructed two No concrete shed bases at approximately 6ft x 8ft in size. The shed base was also then excavated, with a sub base installed and concrete poured to a neat level and tamped finish.
Next to carry out was the fencing. The team carried out the supply and fit of a 38m of post and rail fencing complete with rabbit mesh. They also removed the existing fence panels from the side of the property and removed these from site. The supply and fit was approximatley 40m of fencing. This fence supplied consisted of 12inch concrete gravel boards, 8ft concrete posts and 5ft close boarded fence panels.
The Planning Permission
After speaking to Braintree District Council, we confirmed with the customers that no planning permission was required, including any building regulations certifications. To ensure this though the NB Contracts had to guarantee we met the following requirements;
- The total floor area could not exceed 30m3 (The floor area was 18m3)
- The building was at least 2m from the boundary.
- The total height did not exceed 4m
- The garden room was to be made from non-combustible materials.
- The room could not be used for sleeping accommodation.
- The structure was not attached to the garage.
The Finished Project
Finally NB Contracts team carried out the Slab construction. Firstly we excavate the soil in preparation for the garden room slab base. Then construction reinforced concrete slab in preparation for new garden room. The construction of a timber frame in C24 (125mm) with a pitched roof was also carried out during this time. A timber frame was put in place to clad externally with a 12mm chip board, creating a breathable membrane and counterbatterned in preparation for the hard plank composite cladding. The internal frame work then had a 100mm celotex built allowing for a 20mm air gap. We then constructed floor joists and again insulated with 100mm Celotex. The floor was then finished with 18mm tongue and groove chip board floor covering. The internal walls and ceiling had a 12.5mm plaster board and finished with a plaster skim. Installation of black slateroof tiles was then carried out. The supply and fit of 3m Aluminium bi-folding doors, which were powder coated was next. Following with the supply and fit of a side door in line with the garage. The electrical sockets and lighting was finally then installed by a preferred registered electrician.
